General Home Questions:

Our rental community invites adults 55+ to experience a maintenance-free lifestyle without the burden or home ownership.

Please contact terim@gcremn.com for your modification requests. While we cannot guarantee every modification will be approved, we will work with you to ensure that your home is accessible for you.

You will be provided a key fob to access all community entrances, amenities and your home.

Yes, Grand35 has 2 elevators.

In order to qualify for the “55 or older” housing exemption, a facility or community must satisfy each of the following requirements:

  • At least 80 percent of the units must have at least one occupant who is 55 years of age or older; and
  • The facility or community must publish and adhere to policies and procedures that demonstrate the intent to operate as “55 or older” housing; and
  • The facility or community must comply with HUD’s regulatory requirements for age verification of residents.

The “housing for older persons” exemption does not protect such housing facilities or communities from liability for housing discrimination because of race, color, religion, sex, disability, or national origin.

Utilities:

At Grand35 the resident is responsible to pay all utilities.

Kitchen & Bath:

Stainless steel appliances in each kitchen, including a refrigerator, over the range microwave, dishwasher and electric range. Each home will have an individual washer and dryer.

Toilets are standard height in most apartment homes. Toilets are comfort height in all common areas. 

Pets:

Grand35 is a pet friendly community. 2 pets max weight limit 50lbs.

Yes, refundable pet deposit of $300 and a non-refundable pet fee of $200.

Yes, $40/month each for cats and dogs.

We have a pet spa and plenty of outdoor space and trails for you to take your furry friends for a walk.

Parking & Storage:

We will have a limited number of electric charging stations in the garage. If you have an electric vehicle, we can discuss if charging installation options are available to you.

Storage units are $40/month.

All 90 storage lockers are wire mesh lockers 3’ X 3’ X 8.5’ tall.

$70/month for a space in the heated garage. Parking is free in the parking lot.

Yes, we will have a limited number of extra garage spaces available to rent for an additional $70/month.

Television & Internet:

Your home will come equipped with Comcast internet equipment and will be ready to go when you move in.

Balconies:

All balconies are 5’ X 10’

Yes, every balcony has one outside outlet .

Grills are not permitted on personal balconies. Feel free to use the grills located on the 4th floor Sky Deck.

Our Fitness Center will have cardio equipment, free weights, weight machines, and a yoga area – a little bit of everything to get a quality workout from the comfort of your own home! Specific equipment includes:

Yes, the grills are located on the 4th floor Sky Deck.

Activities:

We do! We host regular resident events to keep you as engaged with the community as you would like! We will ensure activities are scheduled including one property-hosted event per week and resident-lead interest groups as frequently as desired.
